The Fine Print
Please read and understand these policies.
Rates: Published rates are in US dollars and vary by season and weekday/weekend. Rates are based on double occupancy (4 person occupancy for our suite). Some rooms allow for extra guests at a rate of $25 per person, per night as long as the maximum occupancy for the room is not exceeded. Rates do not include 10% Vermont Room and Meal tax.
Minimum stay requirements can vary but typically include two or three-night minimum stays on weekends, holidays, foliage season and special events. Often we do have single nights available during these periods so please feel free to call to see if we can accommodate your specific lodging request.
Included in your rate is a full breakfast, free Wi-Fi, use of the facilities, and hot tub.
Check-in/out: Check-in is between 4:00 pm and 8:00 pm. If your arrival time is outside of these hours, please contact us on the day of your arrival to arrange for after-hours self-check-in or to see if an early check-in is possible.
Check-out is at 11:00 am. Late check-outs may be possible depending on housekeeping requirements and should be arranged at least 24 hours before your departure.
Pets: As much as we adore our furry friends, we do not allow pets. We would be happy to refer you to a local boarding service during your stay.
Children: Children over 5 are welcome. Those under 5, please call. Certain rooms are better adapted to accommodating small children. Children under the age of 13 are not to be left alone at the inn or allowed in the hot tub without parent supervision. Please be respectful of our other guests with regard to noise and activities.
Payment: A valid credit card or check deposit is required to reserve your room(s). A deposit in the amount of 50% of the total reservation amount plus tax will be charged for each room reserved with the balance due on the check-in day.
Cancellations: The Little River Inn is a small six-room inn and, as such, cancellations hurt! But we understand that plans can change. If you must cancel or change the dates of your reservation, please contact us by phone to make arrangements for a different date or a refund of your deposit (see below). Guests that shorten their stays or cancel within 24 hours of 4:00 pm of their check-in date are responsible for the entire reservation balance.
Refunds: Your deposit is refundable less a $25 cancellation fee if you contact us about your intent to cancel your reservation 15 or more days prior to your scheduled arrival. Deposits are not refundable for cancellations made 14 or fewer days prior to the check in date. For reservations during peak seasons (see below), a 30-day advance notice is required. Special cancellation policies may apply to certain promotional rates or events. Those policies will be noted at the time of booking and supersede our policy here. Cancellations made for any reason within the above time periods will result in the forfeiture of your deposit. We highly recommend travel insurance!

Smoking: In accordance with Vermont State Law, there is no smoking or vaping indoors, on the grounds near open windows, or on the hot tub deck when other guests are present. Please be courteous of others and dispose of ashtray contents in a sealed container. A $200 cleaning charge will be charged if evidence of smoking is found in the Inn.
Lost and Found: We make every attempt to reconnect left behind items of value with their owners but for small items such as charging cables, tee shirts, etc., we cannot practically contact every guest. We do hold these items for at least 60 days before donating them to a local charity. If you find that you have inadvertently left an item behind please get in touch and we can ship it to you for the cost of the postage and packaging plus $15 to cover handling and transportation to the post office. An additional fee to expedite shipping may apply.
